How does it all work?
The first selected start up businesses will pay no rent for the first 3 months, so only pay service charge and business rates on your unit. Applicants can submit applications online. They must show evidence that they are a start up (certificate of incorporation).

How much is service charge?
You will only have to pay the service charge on your unit.
So if the service charge is £9 psf and your unit is 240 sq feet your monthly charge will be £180 pcm (240 x £9)/12=£180.

How much will I have to pay if I want to stay in the unit in the second year?
Move on to a gentle stepped rent starting at £2.50 psf in the first quarter and then increasing by £2.50 per quarter until the full rent of £10 psf has been reached.

Is there anything else to pay?
All businesses are responsible for business rates payable to the local authority. You may be entitled to small business rates relief. Please contact the local council for details.

What happens if I want to leave?
Simply give 1 month's written notice.

  • Must produce a business plan.
  • Both parties can end the agreement at 1 month's written notice.
  • One month service charge in advance required.
  • Payable monthly by direct debit.
  • You will be responsible for business rates payable to the local authority.
  • We reserve the right to withdraw this offer at any point.
  • £2.50 psf rent deposit required.
  • You should not currently, previously or be an associate of a Workspace Group Customer.
  • You must take Workspace Plus Insurance to coincide with the term.
  • Only available on ground, 2nd and 3rd floor units on the north side of the building.
