What is a leaseA lease is a signed legal contract conferring rights and duties on both signatories - the landlord and the tenant. Workspace Group recognises that the life of a small and medium sized enterprise (SME) is dynamic and therefore the importance of flexibility is never underestimated. Businesses need to expand, contract and relocate according to their own individual markets. Our leases reflect the needs of our tenants by being as flexible as possible - giving you the opportunity to terminate your lease with just three months notice or the ability to expand or contract within our portfolio of estates. Generally, the standard form of lease is for 2 or 3 years, protected by the Landlord and Tenant Act, but with a Tenants Only option to break the lease by giving 3 months written notice. Longer leases are available in certain circumstances and at some of our sites one year flexible licences are offered. Leases are generally based on the standard Law Society format and written in clear, concise English meaning that you don't need a solicitor.
