Are there any charges other than rent that I would need to consider?
There are three other types of cost. The first is service charge which covers maintenance, an allocated site manager, security and cleaning of common parts. For some of our properties, building insurance is included in the service charge, for others this is a small additional cost. The second is business rates, which are paid direct to the local authority. Please check with the relevant local authority for an exact figure. The third is telephones, electricity, gas and contents insurance - where these are relevant. Workspace Group provide Workspace Plus Insurance, a competitive business insurance cover underwritten by Kerry London. Details are available under What We Offer > Pricing and Services.
Are there any secretarial, conference room or reception services available?
Our business centres typically provide all of these.
Are you a property agent?
No. We own and manage all of our properties and deal directly with our customers.
Do I need a Solicitor?
Our leases are written in plain English and based on the standard Law Society lease, so you may choose not to employ a solicitor. We are of course happy to go through the terms with you.
Do I pay a deposit?
This is normally 3 months rent in advance, although certain cases permit a lower amount.
Do you have 3 phase electricity and ISDN lines installed?
We do provide these at some of our properties. If you have special requirements, please discuss them with your Lettings Negotiator.
Do you offer any other customer services?
There are more than 4,000 businesses operating from Workspace owned and managed properties across London and the South East. Such a community obviously carries great potential for networking and collaboration. Thats why we established TradeLink, an initiative for our customers to help them realise the potential of the Workspace community. Workspace Group also provides our customers with insurance at preferential rates, broadband and internet services and electric cars for hire
Do you rent fully serviced office space?
Each of our business centres provides a different level of service according to demand, but generally we are not a fully serviced office provider.
How can I arrange a viewing?
To arrange a viewing of any of our properties you can call the Lettings Team on 020 7369 2389, alternatively you can email your enquiry.
How can I find out what other properties you have available?
To find out what other properties we have availbale, you can either complete a search by visiting the Property Search Home, or you can contact the Lettings Team by calling 020 7369 2389 or via email.
How do I pay?
Payment is either quarterly or monthly by direct debit and in advance.
How do I rent a unit or more than one unit?
When you have identified a property you may be interested in, please get in touch with the Lettings Team for more information.
How long will my lease be?
Most leases are two or three years although we can tailor leases to suit individual requirements in certain circumstances. There is typically a three month break clause for three year leases on some of our properties. This means you can leave your unit if you give us three months written notice. On departure, your deposit will be returned subject to rent arrears and any unit dilapidation.
What does Workspace Group do?
Workspace Group is a specialised property investment company, which provides affordable, flexible work space for rent to new and small businesses in London and the South East.
What if I want to share my unit with another company or individual?
Your lease will be the definitive guide. In general, however, sharing of space is not permitted.
What is in my unit when I move in?
Your unit should be clean and decorated and in good repair. You will need to take over any gas, electricity or telephone services, and your manager will help with this.
What sort of properties do you have to rent?
We provide offices, workshops, studios, light industrial, warehouse and storage type units with sizes which range from 100 to 40,000 square foot.
When can I move in?
This is possible when a deposit has been received together with one months rent and service charge in advance and insurance premium (where this is relevant).
